Arcadia, Phoenix: Why the Lot Matters as Much as the House
Few Phoenix neighborhoods ask buyers to think as carefully about the lot as Arcadia does. We work with clients across the Valley, and when someone says they want a ranch-style home with a real yard, a mountain view and a walk to dinner, Arcadia is usually the first place we look. Here is what the numbers say about it today, and how I would approach it as a buyer or a seller.
What makes Arcadia different
Arcadia (ZIP 85018) covers roughly four square miles, from 44th Street east to 68th Street, between Camelback Road and the Arizona Canal near Indian School Road. It began as citrus groves in the 1930s, and many lots still carry Salt River Project irrigation rights. That is a rare feature in the middle of a major city. Most homes are mid-century ranches built between about 1945 and 1965, and there is no master HOA.
It is not one market, though. Locals tend to think of it in three parts:
- Arcadia Proper (about 56th to 68th Streets): larger lots, often a quarter to half an acre, with pricing well above the neighborhood median.
- Arcadia Lite (about 40th to 56th Streets): smaller lots and a more approachable entry point, commonly in the low to mid $1 millions.
- Lower Arcadia: a mix of original ranches and condo or townhome product.
The numbers right now
This is where sources disagree, so I want to be clear about scope. For single-family homes in ZIP 85018, using August 2026 closed sales, one local market report shows:
- Median sale price of about $1.55 million, up roughly 1.3% from a year ago
- Price per square foot near $615
- 74 homes sold, compared with 78 a year earlier
- About 119 active listings and roughly 4.8 months of supply
- Median days on market near 80, with a sale-to-list ratio around 94.5%
Redfin reports a higher figure for the broader Arcadia neighborhood, a median near $2.0 million over the three months ending August 2026, with 76 median days on market and a 95.8% sale-to-list ratio. Both can be true. Redfin's figure covers a different boundary and a different time window, and a handful of very large sales can move a median in a market this size. I treat the $1.55 million single-family figure as the cleaner everyday benchmark and the Redfin number as a reminder of how wide the range runs.
The takeaway: Arcadia is balanced, not frantic. With homes taking around 80 days to sell and sellers typically landing a few points under list, pricing and presentation matter more than they did a couple of years ago.
Lifestyle, in plain terms
- Dining and daily life: La Grande Orange, Postino, Chelsea's Kitchen and The Henry are all within about a mile of 44th Street and Camelback.
- Outdoors: Echo Canyon and Cholla trailheads on Camelback Mountain, plus the Arizona Canal path along the southern edge.
- Schools: Boundaries change by side of 56th Street and by exact address, so please verify with the districts before you fall for a house.
If you are buying
Look past the house and study the lot. In Arcadia, land is a large share of what you pay for, and a dated ranch on a generous lot can be a smarter long-term hold than a finished remodel on a smaller one. Ask about irrigation rights, confirm the lot lines, and budget for the remodel you really want. With about half of single-family listings showing a price cut, according to one report using Altos Research data, there is room to negotiate on homes that have sat.
If you are selling
Buyers here compare your home to the one a block away. Price it to the current data rather than last year's headline sale, and show the yard, the shade and the mountain views as deliberately as the interior. I build every luxury listing around a clear marketing plan and local numbers, so you always know where you stand.
